The amount you need for a down payment depends on the type of loan and your financial situation. While 20% is a common benchmark, to avoid PMI (private mortgage insurance), many buyers put down less—some conventional loans allow as little as 3%, and FHA loans require just 3.5%.  And of course VA buyers as low as 0% down.  In addition there are assistance downpayment programs available through some brokers and lenders.

A pre-qualification is an initial estimate of how much you may be able to borrow based on self-reported income, debt, and assets. It’s a quick overview that helps you understand your price range. A pre-approval is more detailed — the lender verifies your financial documents and credit, giving you a firm loan amount. Being pre-approved strengthens your offer when buying a home, showing sellers you’re financially ready to close. In addition, we can't make an offer without a pre-approval... and we should accept an offer on the listing side without one either.

Yes, you can buy a home if you’re self-employed or have irregular income—you’ll just need to provide additional documentation to verify your earnings. Lenders typically review tax returns, bank statements, and business financials to confirm your ability to repay the loan. Working with an experienced real estate agent and mortgage broker familiar with self-employed buyers can make the process smoother. With the right preparation, many independent earners successfully qualify for a home loan and purchase property. We do it all the time... and as an example, we own our home.

PITI = Principal (owe on note) + Interest (interest on the note) + Taxes (property taxes) + Insurance (Homeowner's insurance)

These items are almost always on any conforming loan.  Non-conforming, non-qualifying loans can include some or all of the items.  But expect PITI.

A 2-1 buydown is a mortgage financing option that temporarily reduces your interest rate for the first two years of your home loan. In the first year, your rate is reduced by 2%, and in the second year by 1%, before returning to the standard rate for the remainder of the loan.
